Cool room repairs for O'Connor businesses
Sam Celesti repairs cool rooms and freezer rooms across O'Connor, about 14 km from the Perth CBD on the Fremantle side of Leach Highway. In this suburb most cool rooms sit in the light industrial area, built into a warehouse rather than tucked behind a shopfront. Sam is ARCtick licensed (AU55592), has spent over 20 years on commercial systems, and you deal with him from the first call through to the finished repair. You get a fixed price before he picks up a tool.
What O'Connor's industrial area keeps cold
The streets between Stock Road and Carrington Street hold a mix of trade counters, wholesalers and food businesses. The ones that need refrigeration tend to fall into a few groups:
- Food and beverage distributors holding pallets of chilled stock in walk-in cool rooms before it goes out on delivery vans.
- Catering kitchens preparing food for events, offices and schools, with cool rooms for ingredients and freezer rooms for batch cooking.
- Small manufacturers making sauces, smallgoods, baked goods or meals, who often run a blast chiller beside the cool room.
- Trade and retail outlets with drinks fridges, staff room fridges and the odd ice machine.
Equipment in these buildings works hard. Doors open dozens of times an hour as stock is picked, pallet jacks clip strip curtains and door frames, and evaporator coils load up with ice when warm, humid air keeps rushing in. The faults Sam sees most often are iced coils from failed defrost heaters or torn door seals, condenser fans seized with dust, and slow refrigerant leaks at joints that have been shaken by years of forklift traffic.

Stopping the damage while you wait
A warm cool room in a distribution business is a stock problem first and a refrigeration problem second, so these steps matter:
- Stop picking from the affected room. Every opening dumps cold air, so pull the next run's orders in one go if you must, then keep the door closed.
- Check whether the compressor and fans are running and what the controller says. A tripped breaker or a blown fuse on the condensing unit is worth ruling out before anything else.
- Start a temperature log. Probe product in several spots, not just near the door, and record the time. Potentially hazardous food should be at 5°C or colder; anything that has sat above that for 4 hours or more has to be discarded under FSANZ guidance.
If you have a refrigerated truck on site, it can hold priority stock for a few hours while the room is repaired.
Summer heat in metal sheds
The angle that matters most in O'Connor is heat load. Most units are steel-clad warehouses with steel roofs, and on a 40°C afternoon the air around a roof-mounted condenser can be well above the forecast. Condensers reject heat into that air, and the hotter it is, the higher the head pressure and the harder the compressor has to work. A system sized with no margin, or one with a dirty coil, will hold temperature through spring and then fall over in the first heatwave.
Roller doors make it worse. Many sheds face their loading door straight into the afternoon sun, and a door left up while a truck is loaded pours hot air into the warehouse and across the cool room door. Sam looks at the whole picture: condenser position and shade, coil cleanliness, fan operation, refrigerant charge, door seals and strip curtains. Sometimes the repair is a part; sometimes it is moving a condenser out of a heat trap or fitting new strip curtains and seals to the cool room door.
A pre-summer maintenance service in October or November is a sensible way to head off a January breakdown.
Getting Sam out to O'Connor
Call and describe the symptoms for a free phone assessment. Sam works on Bitzer, Danfoss, Tecumseh, Carel and Eidis gear among other major brands, and if the problem turns out to be a leak he finds and repairs it before recharging the system (see leak detection and regas). When a breakdown happens out of hours, emergency refrigeration repairs are available seven days. For more on the faults and fixes involved, see our page on cool room repairs in Perth.
