Cool room repairs in the city, done by one technician
If your cool room is warming up in the Perth CBD, the person who answers the phone is Sam Celesti, the lead technician, and he is the one who turns up. Sam has spent more than 20 years in commercial refrigeration and holds an ARCtick licence (AU55592). There are no subcontractors and no call centre.
Sam works for the restaurants, cafés, food court operators, bars and convenience stores that keep the city fed between Monday morning and Friday afternoon. Every job starts with a fixed quote, so you know the cost before a single panel is opened.
Towers, loading docks and shared plant rooms
The thing that makes city refrigeration different is the building, not the equipment. A café in a suburban strip usually has its condensing unit on a back wall. In the CBD the cool room is often in a basement, the condenser sits in a shared plant room or a car park level, and the technician has to book a loading dock and sign in before touching anything.
That layout causes its own faults. Condensers parked in basement car parks breathe warm, dusty air and run hot all summer. Plant rooms shared by a dozen tenants get crowded, and one unit's exhaust becomes the next unit's intake. Long refrigerant lines running up through risers lose efficiency if insulation has been damaged during fit-outs. When Sam finds a cool room struggling in a tower, the cause is often airflow around the condenser rather than the box itself.
Calling about a CBD building? Have the building name, the loading dock entry street and the facilities manager's number ready. It makes the access part of the job much quicker.

What the city's food trade runs on
The density of food outlets in a few blocks is hard to match anywhere else in WA. These are the clusters Sam works around most:
- Hay Street and Murray Street malls, Forrest Chase: food courts and takeaway counters with walk-in cool rooms, underbench fridges and display cabinets packed into small tenancies.
- Raine Square and Brookfield Place: restaurant and bar precincts at the base of office towers, running cool rooms, keg rooms and freezer rooms that serve both lunch and evening trade.
- Elizabeth Quay and Yagan Square: waterfront and transit-hub venues where display fridges face heavy foot traffic and doors open constantly.
- King Street, Wolf Lane and the laneway bars: small venues with tight back-of-house space and bottle fridges that never get a rest.
- Around Royal Perth Hospital: cafés, pharmacies and kiosks that need fridges holding steady through long shifts.
The common faults follow the trade. Food courts wear out door gaskets and hinges because staff walk in and out all day. Tower restaurants see evaporator coils ice up when the defrost cycle cannot keep pace with a busy service. Bars lose bottle fridge fans first. Sam works on the major brands found in city kitchens, including Bitzer, Danfoss, Carel, Tecumseh and Skope. If you also run reach-in units, see our commercial fridge repairs page.
Before Sam reaches your building
A city kitchen rarely has spare cold storage, so a few minutes of the right action makes a real difference:
- Read the controller first. Note the temperature on the display and any alarm or error code. A photo on your phone helps Sam bring the right part.
- Check the breaker in your tenancy board. In towers a tripped circuit is common after building maintenance, and it is a fast thing to rule out.
- Start a temperature log. Food Standards Australia New Zealand says potentially hazardous food should be held at 5°C or colder. Write down the time and reading every half hour so you can decide later what stays and what goes.
That log matters because time spent between 5°C and 60°C adds up. Food out of temperature for less than 2 hours can be chilled again, food between 2 and 4 hours should be used straight away, and anything past 4 hours should be thrown out.
Keeping city cool rooms out of trouble
Because access is harder in the CBD, preventing a breakdown is worth more here than in most suburbs. A scheduled service lets Sam clean condenser coils in those dusty car park and plant room locations, check refrigerant pressures and test door seals before they fail mid-service. Our refrigeration maintenance plans cover this, and for a breakdown at any hour there is emergency refrigeration repair. Sam also handles cool room repairs across Perth, including neighbouring Northbridge, so one call covers a venue group with sites on both sides of the railway line.
